When purchasing a home, it will probably be the single largest investment that you will make. Typically, this will come without a warranty or guarantee. As a homeowner, we understand that you will want to have all of the information needed to make a wise choice. Home buyers will purchase with security and peace of mind when they use a certified professional to inspect the homes before they purchase. Getting all of the facts and pertinent information on a home before you purchase is one of the wisest things that you can do. We are here to help you learn the most about your potential investment. We are dedicated to providing you with the most complete and straight forward information available. We use digital pictures to show you spots you most likely would not want to explore yourself. A home inspection is also a wise choice for the seller.
A PRE-LISTING INSPECTION is becoming popular as a way of helping sellers to identify needed repairs in advance. A pre-listing inspection helps demonstrate a good faith effort to protect the seller's interest in regards to any legal obligation to disclose the condition of the house. This also allows the seller to prepare their property and set an equitable price for a quicker and smoother sale.
Most new houses come with a 12 or 24 month or longer warranty.
NEW HOME WARRANTY INSPECTIONS
These are becoming a very good way to find, and have described to you anything that will need to be brought to the attention of the builders before your warranty runs out. These are done as a full home inspection and will give the new homeowner a greater peace of mind in the long run. This will include new manufactured homes. Warrantys vary greatly from builder to builder so you will need to figure out what your warranty will cover.
FOUR POINT INSPECTIONS This is required to get new insurance policies on older homes. The age of the homes needing this is determinded by each insurance company. These have become very hard to get through as the insurance companies are making it harder and harder to complete the required items needed without general contractors licenses or special contracting licenses as in electical or roofing. Hawk I Home Inspections, L.L.C does not have these licenses. So please check with the insurance company on thier requirements before having this inspection done. This will save both the clients time and ours. We wish only to preform only the best inspections and not interupt needlessly any time restraints put upon a client by the insuance companies over requirements.

THE STANDARD HOME INSPECTION COVERS THE FOLLOWING:
Roof/Attic: Shingles or other roof coverings, rafters / trusses, sheathing, overhangs, roof penetrations, flashings, moisture or mildew, insulation, ventilation, gutters and downspouts and more.
Electric: Type of wiring, capacity, circuit distribution, outlets, grounding, panels, fixtures, entry cable and more.
Heating/Cooling: Type, age, capacity, ductwork and distribution, registers and returns, temperature variance, controls and more.
Plumbing: Pipes, drains, water pressure, leaks, rust, age, size, water heaters, fixtures, and general water well equipment, etc.
General Interiors: All rooms, walls, floors, ceilings, stairways, fireplaces, windows and more.
If applicable, Kitchen and Appliances: Dishwasher, range burners, oven/broiler, microwave, compactors, cabinets, exhaust ventilation and more.
Pools, Spas: Given a more intense inspection with recommendations as needed, an extra charge is applicable.
Manufactured houses: Done in the same manner as above with the given characteristics found only in factory built homes.
Anything found in the above areas will fall into four categories.
Major defects: Structural failure for example.
Things that lead to major defects: As in a flashing leak on the roof.
Things that may keep you from insuring the home: Like old knob and tube wiring systems.
Safety hazards: such as exposed wiring connections or a Zinsco brand electric panel for example.

Notice: All underground gas and electrical piping, any part of a pool body and otherwise, that are not viewable components are beyond the scope of this inspection. We do not do leak tests, water tests or do any calculations or calculate any component adequacies.
